If we want to add an extension to our present house; or we want to build a building on our properties; there are a few steps we need to do first to be able to start our building construction venture.

The minute we make the decision to do major renovations to an existing structure whereby we will be altering a few things in the style and construction of said structure; we have to be prepared to take on the role of laborer; payer and head of the project.

APPLICATION TO BUILD AND IMPROVE PROPERTY

Prior to starting our building construction venture; we have to pass an application to our local authorities where we will state the kind of construction project we will be doing.

In said application, we basically need to say the purpose of the construction, show our blueprint of the design; state all the materials that we will be using and ascertain that the building procedure will be safe for all concerned; even the environment.

Depending on the site of the property; there could be zoning guidelines that the local government may impose.

After we have received the endorsement for our application to construct on and develop our property; we can now proceed to acquire a certificate from the local government to start construction.

CERTIFICATION TO BUILD AND CONSTRUCT

This certificate will give us clearance to start our construction project. Again, we need to show the lay-out of the design and this will be assessed by a professional surveyor who may be selected by the local authorities.

The surveyor’s task is to see that building codes have been followed and that the minimum required criteria for the standard of the structure were also followed.

We should familiarize ourselves with the different building codes as these may be based on the kind of structure that we will be erecting or developing and altering.

Once we have gotten the certification to build; together with our endorsed application; this is the time that we can start on our building project. We should remember that any alterations that we may want to incorporate after we have gotten both the endorsement of our application and certification to build; we may have to undergo the same process again.

We should also be ready to provide copies of the lay-out at the various phases of our project.
